Walker & Dunlop among firms opening new offices in Miami’s Brickell

A global insurance and reinsurance company, MS Reinsurance, along with commercial real estate finance and advisory firm Walker & Dunlop, will open offices in Miami’s Brickell neighborhood. MS Reinsurance has leased 7,700 square feet at the 801 Brickell tower and will relocate from its current office at 701 Brickell Avenue in the first quarter of next year. Walker & Dunlop is entering the Miami market for the first time, leasing 2,900 square feet in the same building.

The leasing transactions were handled by a team from Colliers representing the building’s owners. Kevin Gonzalez represented MS Reinsurance, while Keith Edelman and Scott Goldstein of CBRE represented Walker & Dunlop.

The 26-story tower at 801 Brickell Avenue was acquired in 2023 for $250 million by Monarch Alternative Capital, based in New York, and Tourmaline Capital Partners from Bryn Mawr, Pennsylvania. Last month, they secured a $229 million refinancing for the property from Goldman Sachs and Wells Fargo. Monarch is led by co-CEOs Michael A. Weinstock and Chris Santana; Tourmaline is led by Brandon Huffman. The ownership group is also constructing a new office penthouse spanning 14,800 square feet that is expected to be completed early next year.

Additionally, London-based Howden will open an office in Miami’s Brickell area after leasing 23,700 square feet at 600 Brickell World Plaza. The move is planned for early next year. Jonathan Kingsley and Zach Smith of Colliers represented Howden along with Jodie Poirier of Occupier Services; Ilene Munoz of Elm Spring represented the landlord. The tower at 600 Brickell Avenue is owned by Brickell Holdings through Elm Spring.

In another relocation within Miami-Dade County, human resources and payroll services provider ADP signed a lease for 78,300 square feet at the Waterford Business District located near Miami International Airport. ADP will move from its current space on Southwest 72nd Street to its new location at 703 Waterford Way. Blanca Commercial Real Estate’s Juan Ruiz and Andres del Corral represented the landlords in this transaction. The Waterford Business District comprises over three million square feet of office space across its 250 acres and is owned by Nuveen Real Estate (led by Mike Sales) and Pimco Prime Real Estate (led by François Trausch), with Pimco being part of Allianz Group.

Two Florida state departments—the Department of Financial Services and Department of Revenue—will move their Broward County offices to Sawgrass International Corporate Park in Sunrise in 2026. They have leased spaces measuring 21,000 square feet and 19,000 square feet respectively within Sawgrass Concourse at International Parkway addresses. Gordon Messinger of CBRE represented MG3 Group—the owner—whose leadership includes Marcelo Saiegh, Hernan Leonoff, and Gustavo Bogomolni.

In West Palm Beach’s downtown CityPlace complex developed by Related Companies in 2000 under Steve Ross’ leadership (who remains nonexecutive chairman), Hawaiian-inspired footwear brand OluKai opened a store last week after leasing a retail space totaling 1,300 square feet.

Elsewhere downtown West Palm Beach will see Emigrant Bank opening a branch after signing a lease for an approximately 1,800-square-foot space at The Strand condominium on Evernia Street; Fabio and Sebastian Faerman of FA Commercial acted as tenant representatives.

Pembroke Pines now hosts a DXL Big + Tall menswear retailer operated by Destination XL Group at Pines Boulevard; ownership records indicate Cornfeld Group (Hollywood) together with HB Capital Group (Sunny Isles Beach) own the property housing this new location.
