South Florida is seeing significant investments in sports-related real estate projects, reflecting a broad interest in facilities for both professional and amateur athletes.
An 80-year ground lease was recently finalized in Homestead to create a $275 million mixed-use sports complex called the Sports Performance Hub of Miami-Dade. The project will include a 10,000-seat multipurpose stadium, hotel, sports academy, and public park with courts for pickleball, tennis, and basketball. The initiative comes from a Latin American consortium that features several former athletes such as NBA Hall of Famer Manu Ginobili. In Miami, three local baseball facilities are set for more than $2 million in upgrades following approval by city officials. Most of the funding will be used to restore Roberto Clemente Park in Wynwood. Additional subsidies are allocated for restoring a mural at Dorsey Park in Overtown that was recently defaced with racist and antisemitic graffiti. There will also be support for building a new baseball park near loanDepot Park in Little Havana.
A group led by billionaire Jorge Mas, David Beckham, and Ares Management secured a $450 million loan from JPMorgan Chase Bank to help fund Miami’s $1 billion Freedom Park soccer stadium development. This mixed-use project will include a new 25,000-seat home for Inter Miami futbol club, along with a 750-room hotel, office space targeting tech companies, and retail and restaurant areas totaling over one million square feet when finished. Ultra Club Midtown is set to become the largest padel club in the United States when it opens this December in Miami. Developed through a partnership between Ultra Padel, Rosso Development, and Midtown Development, the two-acre facility will offer 14 padel courts—11 outdoors and three for children—as well as food options and community programs.
In Fort Lauderdale, The Fort is being constructed as a dedicated pickleball venue next to Snyder Park at an estimated cost of $30 million. The ten-acre site includes 43 courts (with 14 covered), what is said to be the world’s first dedicated pickleball stadium, dining facilities by the lake, recovery center amenities, locker rooms, additional padel courts, bocce ball areas, cornhole setups, beach volleyball spaces and rooms for musical events.
