Boca Raton Innovation Campus (BRiC) has secured more than 260,000 square feet in new leases and renewals. Among the new tenants, All Star Recruiting Locums, a health care staffing company affiliated with All Star Healthcare Solutions, signed for 42,700 square feet and will relocate from its current office in Deerfield Beach. Cinch Home Services, a home warranty provider, leased 32,900 square feet. EchoTwin AI, a tech firm offering AI spatial intelligence for cities and founded by Chris Carson—who is moving to South Florida from San Francisco—leased its first office space at BRiC, taking 2,700 square feet.
Existing tenants who renewed their leases include Modernizing Medicine (127,800 square feet), Everglades University (52,600 square feet), and NewtekOne (7,800 square feet).
Ryan Nunes and Alan Kleber of Cushman & Wakefield represented All Star Recruiting Locums, Cinch Home Services and Modernizing Medicine. Zach Wendelin and Adam Bernstein of JJL represented Everglades University; Bernstein has since joined Stream Realty. Jeff Kelly of CBRE acted on behalf of the landlord.
BRiC is owned by CP Group—headed by Angelo Bianco and Chris Eachus—and DRA Advisors from New York led by David Luski. In 2021 DRA Advisors acquired a stake in the campus for $320.2 million. The property at 5000 T-Rex Avenue covers 1.7 million square feet.
Originally developed by IBM in the 1960s as a research facility, BRiC is currently undergoing a $100 million renovation project that will add spec suites under CP Group’s worCPlaces flexible office portfolio as well as amenities such as a wellness center managed by Boca Raton Regional Hospital, an autonomous grab-and-go store, coffee shops, gyms and event spaces.
Plans call for redeveloping BRiC into a mixed-use complex including multifamily housing along with retail outlets, dining options, entertainment venues and a grocery store following approval of rezoning by Boca Raton officials in 2023.

Ripco Real Estate relocated its Miami office from Brickell to Wynwood’s Gateway at Wynwood building at 2916 North Miami Avenue. The brokerage now occupies 5,200 square feet—a larger space than its previous location—and expects this move to support future staff growth while positioning itself centrally within key markets. Ripco opened its Miami branch in 2021 amid increased migration to South Florida that contributed to heightened leasing activity and rising rents in the region. Last year Ripco expanded further by acquiring local retail brokerage Acre.
Gateway at Wynwood is owned by San Diego-based Cire Equity after it acquired the property via credit bid following foreclosure proceedings stemming from mortgage delinquency issues faced by former owner R&B Realty.
Morgan Motor Company has opened its first U.S. showroom at Aventura Mall through Morgan Fort Lauderdale dealership; they leased 1,000 square feet for the showroom called TxtCharlie.
At Miami Worldcenter—a major downtown mixed-use development—Club Studio gym launched operations in a newly built 38,000-square-foot facility offering various fitness classes including HIIT training and Pilates.
Reforming Pilates will open another studio early next year after leasing space at Mary Brickell Village retail center in Miami’s Brickell neighborhood; founders Genevieve and Daniel Ross began expanding their concept beyond Bay Harbor Islands starting in 2022.
Kimco Realty secured three new tenants at Palms at Town and Country shopping center in Kendall: Cava restaurant (2,700 sq ft), Miniso retailer (7,000 sq ft), and Yoga Joint studio (5,400 sq ft).
Law firm Nason Yeager Gerson Harris & Fumero renewed its lease for 18,400 square feet at Seacoast Banking Center in Palm Beach Gardens while adding an extra contiguous suite of about 5,400 square feet; Savills represented the tenant while CBRE acted for the landlord.
Play Sporting Lounge signed on for a large indoor/outdoor venue totaling over 12,000 square feet at CityPlace Doral set to open later this year with features like sports simulators and live entertainment areas.
Rimadesio opened an Italian furniture showroom covering 3,000 square feet on Biscayne Boulevard in Miami’s Edgewater neighborhood ahead of its official grand opening event scheduled for November.
In Fort Lauderdale chefs Jeff McInnis and Janine Booth debuted Southern comfort food restaurant Florida Room inside The Fort recreational complex which includes pickleball courts; their previous venture Root & Bone closed last year.
