Palm Beach sees surge in luxury home contracts including multimillion-dollar pharma executive estates

The widow of a former pharmaceuticals executive has secured a buyer for her Palm Beach residence, which was listed at $21.5 million. The property spent seven months on the market before going under contract.

This sale is part of an increase in luxury real estate activity in Palm Beach County last week. According to a report from Douglas Elliman’s Eklund-Gomes team, 19 contracts were signed for luxury properties between October 20 and October 26. The combined asking price for these properties reached $126.4 million, with homes averaging 134 days on the market. In comparison, the previous week saw buyers sign 11 contracts totaling $67.4 million.

The report monitors signed contracts for single-family homes and condominiums listed at $3 million or more in the Beaches MLS system. It noted that there were 58 new listings during the week and a total of 1,110 active listings available.

Of the properties that went under contract last week, 15 were single-family homes and four were condos. Condominiums had an average asking price of $3.9 million, or $1,119 per square foot, and typically spent about 170 days on the market. Single-family homes averaged an asking price of $7.4 million, or $1,612 per square foot, with an average time on market of 99 days.

The highest-priced home to go under contract was located at 231 Via Las Brisas in Palm Beach—a 5,400-square-foot house listed at $21.5 million. Records identify Nancy Goodes as the seller; she is the widow of Mel Goodes, who previously led Warner-Lambert—the pharmaceutical company known for creating Lipitor before it was acquired by Pfizer for $90 billion in 2000 (https://www.nytimes.com/2000/02/08/business/pfizer-agrees-to-buy-warner-lambert-for-90-billion.html). Mel Goodes passed away last year.

Nancy and Mel Goodes purchased their Via Las Brisas home for $2.9 million in 2014 according to public records. Built in 1999 on half an acre, it features four bedrooms, four bathrooms, one half-bathroom and a pool. The property was listed in March with Dana and Paulette Koch from Corcoran Group as agents.

Another notable transaction involved a mansion at 336 East Key Palm Road in Boca Raton’s Royal Palm Yacht & Country Club community—where football player Travis Kelce rented this summer (https://www.tmz.com/2023/07/12/travis-kelce-florida-mansion-vacation-nfl-chiefs-patrick-mahomes/). This home spans approximately 9,200 square feet and was listed at $17.5 million by Bob and Kristine Edwards; Bob Edwards is head of e5 Pharma based in Boca Raton.
