Palm Beach sees decline in luxury contract volume as top townhome finds buyer

A Palm Beach townhome that previously sold for $16.5 million in April led the luxury property contracts signed last week in Palm Beach County. Between August 18 and August 24, buyers signed 11 contracts for high-end homes, according to a report from Douglas Elliman’s Eklund-Gomes team.

The combined asking price of these properties reached $64.7 million, with an average of 150 days on the market. This figure is lower than the previous week, when 18 homes totaled $117.8 million in asking volume.

The Eklund-Gomes report tracks pending contracts for single-family homes and condos listed at $3 million or more in the Beaches MLS. The report noted there were 27 new listings and a total of 994 active listings during this period.

Of the properties that went under contract last week, nine were single-family homes and two were condos. The condos had an average asking price of $3.4 million—about $1,253 per square foot—and spent an average of 187 days on the market.

Single-family homes accounted for $57.9 million in asking dollar volume with an average time on market of 114 days. The average asking price among these was about $6.4 million.

The most expensive home to find a buyer was a four-bedroom, five-bathroom townhome at 220 Brazilian Avenue in Palm Beach, which was listed at $17 million. According to records, Crystal Lahners is the seller; she purchased it for $16.5 million earlier this year after her husband Dr. William Lahners—a partner with Center for Sight—passed away in 2021. She also listed their Siesta Key home for sale at $31.5 million earlier this year but has since removed it from the market.

Built in 2022, the Brazilian Avenue townhome features a pool and entered the market at its current price point in May with Chris Leavitt of Douglas Elliman and Ashley Copeland of Brown Harris Stevens as listing agents.

The second-highest contract involved a waterfront property at 961 Iris Drive in Delray Beach measuring nearly 5,100 square feet and listed at $8 million by John Acunto, who acquired it for $7.5 million last February according to public records and Zillow data (https://www.zillow.com/homedetails/961-Iris-Dr-Delray-Beach-FL-33483/46441138_zpid/). Built on half an acre in 1978, this home offers four bedrooms, four bathrooms, two half-baths as well as amenities such as a pool and dock; Tinka Ellington and Rene Mahfood with Compass are handling its sale.
