Monarch Athletic Club signs lease for first Miami Beach location

A gym and wellness club, Monarch Athletic Club, will open its first location outside Los Angeles at The Rivani building in South Beach. The club has signed a lease for 8,000 square feet at 1691 Michigan Avenue in Miami Beach and is expected to begin operations next year, according to a statement from the landlord.

Monarch Athletic Club was co-founded by Dr. Ryan M. Greene and Paul Freschi. The facility provides medical evaluations and quarterly follow-ups for members, including services such as physical therapy, strength and nutrition assessments. Additional offerings include IV therapy, hormone and peptide optimization, ice baths, and infrared saunas. Staff at Monarch consists of physicians, nurse practitioners, physical therapists, nutritionists, and strength coaches.

The Rivani building is owned by Robert Rivani’s firm, which relocated from Los Angeles to Miami in 2022. Rivani is overseeing a $40 million renovation of the seven-story property. He refers to the upgraded standard as “Class X.” Renovations are scheduled for completion next year.

In August, it was announced that PLBY Group—the parent company of Playboy—will move its headquarters from Los Angeles to The Rivani building in South Beach. PLBY Group has leased 20,000 square feet for its 250-employee operation with plans to relocate next year.

At Palms at Town and Country shopping center in Kendall—owned by Kimco Realty—two new tenants have joined the property: Starbucks recently opened a 3,700-square-foot coffee shop in a space formerly occupied by Burger King; Barnes & Noble will launch a bookstore exceeding 20,000 square feet with an attached café this week in the former Forever 21 space. Kimco Realty is based in Jericho, New York and owns the 80-acre retail center located at Southwest 88th Street and the Florida Turnpike.

Citizens Financial Group will open Citizens Private Bank on Thursday at 400 Royal Palm Way in Palm Beach. Led by CEO Bruce Van Saun, Citizens Financial Group reported assets under management totaling approximately $218.3 billion at the end of Q2 this year. Property records indicate that Thomas C. Quick of First Palm Beach Property is among the owners of the building housing the new branch.

Jrk!, a Jamaican restaurant led by co-founder Kavan Burke with chef Wayne Sharpe overseeing cuisine development, will open its third Miami-Dade County location next month with a 657-square-foot spot at Dadeland Mall. Jrk! also plans to operate a concession stand at Kaseya Center—the home arena of the Miami Heat—in time for basketball season’s start. Other locations include downtown Miami (95 Northwest First Street) and Aventura Mall.

Dadeland Mall is located at 7535 North Kendall Drive in unincorporated Miami-Dade County and is owned by Simon Property Group based out of Indianapolis.
