Miami-Dade sees slowdown but steady luxury home deals over holiday week

Most luxury homebuyers in South Florida slowed their activity during the holiday week, but some transactions still occurred in Miami-Dade County. According to a report from Douglas Elliman’s Eklund-Gomes team, eight contracts for homes priced at $4 million or more were signed between December 22 and December 28. The total asking price for these deals reached $54.4 million, with properties spending an average of 118 days on the market.

The previous week saw a higher volume of activity, with 19 contracts signed and a combined asking price of $305 million. That period included a pending sale for a waterfront estate in Coconut Grove listed at $115 million.

The report monitors single-family homes and condos listed on the Multiple Listing Service in Miami-Dade County. Last week, there were 19 new listings added to the market, bringing the total number of active listings to 1,315.

Of the eight homes that went under contract last week, five were single-family houses and three were condos. The average asking price for condos was $6.3 million, or $2,318 per square foot, with an average time on the market of 72 days. Single-family homes averaged an asking price of $7.1 million, or $1,762 per square foot, and spent about 145 days on the market before going under contract.

The highest-priced home to find a buyer last week was located at 2830 Lucerne Avenue in Miami Beach. The house measures 3,900 square feet and was listed for $9 million. Property records indicate that Daniel R. Morel purchased this Sunset Island I property for $4.7 million in 2015. Built in 1936 on a lot measuring approximately one-third of an acre, it features four bedrooms, four bathrooms, one half-bathroom, and a pool. It first came onto the market in February with an asking price of $9.9 million and was listed by Nancy Batchelor and Carolyn Batchelor with Compass.

Another notable transaction involved a home at 3470 Poinciana Avenue in Coconut Grove that was listed for $8 million. Sellers Brian Lippey and Jacqueline MacLeod acquired this property for $3.8 million in 2020 when it was newly built on a quarter-acre lot. The house has five bedrooms, six bathrooms, and one half-bathroom. Lippey and MacLeod initially listed it last year at $8.8 million; Riley Smith and Brian Sehmann with Compass handled the listing.
