Andrew Rasken’s Meta Development has begun sales for Colette, a planned boutique condominium in Miami’s Brickell neighborhood. The project is set to rise five stories and will include 38 luxury units at 1880 Brickell Avenue, with prices starting at $3.3 million.

Rasken is positioning Colette as an alternative to the many large-scale luxury developments in the area that often feature hundreds of units and are branded by names such as St. Regis and Dolce & Gabbana. Douglas Elliman’s Eklund-Gomes Team has been selected to handle sales and marketing for the development.

“Boutique is what everyone wants now,” said Fredrik Eklund, who leads the team with John Gomes. “These huge glass towers can take many, many, many years to build and sometimes to sell out. There’s a little more risk as a buyer.”

Colette will offer floor plans ranging from two to four bedrooms, including two penthouses. Planned amenities include a rooftop pool, wellness facilities, screening room, children’s playroom, and meeting room. The building’s design team features Brazilian architecture group OSPA.

“We believe that the next chapter in South Florida is not just height and glass,” Rasken said.

The target buyers are expected to be local residents—especially younger individuals currently renting in Brickell—as well as buyers from the Northeast. Rasken anticipates that most purchasers will use their units as primary residences.

Rasken secured the 0.8-acre site for $10.7 million last year. His previous work includes Opus, another boutique condominium project in Coconut Grove with 14 units. In August, he obtained a $28 million construction loan from Arixa Capital for that building.
