Lennar advances plans for new townhome community near Navy Wells Pineland Preserve

Lennar is moving forward with plans to build a 146-unit townhome development in south Miami-Dade County. The project, named Villas De San Diego, will be located on a 12-acre site at the southeast corner of Southwest 355th Street and Southwest 192nd Avenue, near the Navy Wells Pineland Preserve. The land is currently an avocado orchard.

According to filings submitted by Lennar to Miami-Dade County, the company recently filed for plat subdivision improvements. Lennar initially proposed a project with 137 townhomes in 2023 and received approval last year to increase the number of homes to 146.

The Villas De San Diego community will feature two-story townhomes with starting prices in the high $300,000s, as listed on Lennar’s website.

The development site was purchased in May by TPG Angelo Gordon, a New York-based private equity firm, for $12.3 million. TPG Angelo Gordon has an agreement with Lennar to act as a land bank, holding land until Lennar is ready to begin construction. This arrangement allows Lennar to secure developable land ahead of time without immediately adding it to its financial statements.

Lennar has established itself as the leading residential developer in south Miami-Dade over recent years. Data from Colliers Research indicates that over the past five years, Lennar completed 8,430 single-family homes and townhomes in the area—nearly 70 percent of all homes built during that period—and is responsible for developing about 60 percent of housing currently under construction.

Founded in the 1950s by Leonard Miller, Lennar is now led by co-CEOs Jon Jaffe and Stuart Miller. The company ranks as the second largest homebuilder in the United States.

In addition to Villas De San Diego, Lennar has several other projects planned or underway nearby. These include Century Parc Villas North—a complex of 125 townhomes at 35655 Southwest 192nd Avenue—an 88-home development on a 31-acre site at Southwest 288th Street and Krome Avenue in Redland (which will feature some 3D-printed model homes), and a proposal for 106 townhomes near Homestead that includes workforce-priced units.
