Ideal Nutrition opens Fort Lauderdale store; other major leases announced across South Florida

Ideal Nutrition has opened a new store in downtown Fort Lauderdale as part of its ongoing expansion across Florida. The healthy meal delivery service leased 1,300 square feet on the ground floor of Coasterra Apartments at 150 Southeast Third Avenue. Scott Weprin of Colliers represented Ideal Nutrition in the transaction, while Jonathan Rosen of JLL represented the landlord.

Coasterra Apartments, developed by Fairfield Residential based in San Diego, California, was completed last year and includes 242 residential units along with approximately 9,500 square feet of restaurant and retail space.

Ideal Nutrition, led by Wolfgang Brunet, also expanded its operations earlier this year by leasing a 43,200-square-foot warehouse at Prologis Airport Center in unincorporated Palm Beach County. The company currently operates stores in West Palm Beach, Palm Beach Gardens, Boca Raton, downtown Miami and Wellington. Plans are underway to open additional locations in Miramar and Boynton Beach.

In Doral, Bridge International secured a lease with Barberi International at its industrial development project. Barberi International will occupy 32,500 square feet at Building 1 of Bridge Point Doral located at 3600 Northwest 107th Avenue. The company plans to consolidate its two South Florida facilities into this new space. Wayne Ramoski from Cushman & Wakefield represented the landlord during negotiations; Nicolas Palazzo from the same firm represented Barberi International.

Bridge Point Doral is being developed by Chicago-based Bridge on a 175-acre site and is expected to total approximately 2.6 million square feet upon completion. The first phase includes five buildings scheduled for completion by year-end; two more buildings are planned for next year’s second phase. On a separate portion within Bridge Point Doral, SJC Ventures and Nuveen Real Estate are developing the Whole Foods-anchored Doral Marketplace retail center after acquiring the site for $32 million from Bridge last year.

Bridge’s portfolio encompasses about 11 million square feet of industrial space throughout South Florida—both completed projects and those under construction—with Steve Poulos leading the company and Kevin Carroll overseeing operations in the Southeast Region.

American Thrift Stores has signed a lease for a new location in Hialeah. The thrift retailer will occupy 32,900 square feet at 520 West 49th Street. Scott Witkowski and Chris Haass from Cohen Commercial Realty acted as representatives for American Thrift Stores during lease negotiations. Property records indicate that an affiliate of Philips International based in Great Neck, New York owns the shopping center where American Thrift is opening its new store.
