Housing Trust Group secures approval for affordable Hillcrest Village apartments in Hollywood

Housing Trust Group has received approval from the Hollywood City Commission to move forward with Hillcrest Village, an eight-story apartment building with 110 units dedicated to affordable housing in the Hillcrest area of Hollywood, Florida.

The commission’s unanimous vote last week rezoned the 2.5-acre site at 1101 Hillcrest Drive, approved the proposed site plan, and modified a master plan for the area just west of I-95 along Pembroke Road. The project aims to address housing affordability for local residents.

Hollywood Vice Mayor Idelma Quintana commented on the need for such a development during the city commission meeting. “One of the reasons that I gave for supporting this project was the understanding that there are many current Hillcrest residents who are having trouble meeting their own housing costs and are concerned about being able to stay in the community,” Quintana said. “Some of the folks there are afraid of losing their condos.”

Hillcrest Village will offer one- and two-bedroom apartments reserved for renters earning between 30 percent and 80 percent of area median income (AMI), which translates to incomes from $28,860 to $76,960 based on Broward County’s median household income of $96,200, according to U.S. Department of Housing and Urban Development data.

The ownership of the development site remains with Tobin, a Hollywood-based family real estate business led by Chairman and CEO Herbert A. Tobin and President and COO Jason L. Tobin. Tobin partnered with Miami-based Housing Trust Group, led by President and CEO Matthew Rieger and Executive Chairman Randy Rieger, to seek city approvals for the project.

The allocation of units will be based on income levels: 52 units are designated for renters earning up to 60 percent of AMI, 31 units for those earning up to 70 percent, 17 units for renters at up to 30 percent, and 10 units for those at up to 80 percent.

Planned amenities include a pool, gym, clubhouse, café, Amazon parcel lockers, playground, rooftop community garden, and 744 square feet of office space.

During the approval process, city commissioners selected the original architectural design for Hillcrest Village after reviewing an alternative design presented by Housing Trust Group. This followed an August recommendation from the Hollywood Planning and Development Board that approval be contingent upon presenting an alternative design to the commission.
