The owners of Goat Hospitality Group have found a buyer for their Pinecrest estate, which is listed at $18 million. The deal was secured during Miami Art Week and is currently pending. This transaction represents the highest-priced contract among 14 signed in Miami-Dade County from December 1 to December 7, as reported by Eklund-Gomes.
The Eklund-Gomes report monitors homes and condos listed for $4 million or more in Miami-Dade that are part of the Multiple Listing Service. During this period, properties averaged 173 days on the market. A total of 61 new luxury listings were added last week, bringing the overall inventory to 1,323.
In comparison, the previous week saw buyers sign 11 contracts for properties with a combined asking price of $86.2 million. The most recent contracts include 11 single-family homes and three condos with a total asking volume of $100.6 million, according to Douglas Elliman’s team led by Fredrik Eklund and John Gomes.
Single-family homes under contract last week had an average asking price of $7.4 million and spent about 169 days on the market, totaling $81.6 million in asking volume. “Eklund and Elliman’s Jennifer Goldstein have the listing for the top contract, the pending sale of the 12,000-square-foot, 10-bedroom and nine-and-a-half-bathroom mansion at 10061 Southwest 60th Court,” according to the report. Records indicate Derek and Lisa Gonzalez of Goat Hospitality purchased the nearly one-acre property for $5.7 million in 2022 before constructing a new home featuring a Balinese-style pool, outdoor shower, sauna, and primary suite.
Condos that found buyers last week had an average asking price of $6.3 million and were on the market for an average of 183 days, totaling $19 million in asking volume at an average rate of $2,154 per square foot.
Among condos entering into contract last week was Unit 1903 at Estates at Acqualina in Sunny Isles Beach—listed by Ryan Mendell of Maxwell E Realty Inc.—which became the highest-priced condo contract during this period. Property records show David Schwartz from Lexington, Massachusetts bought this four-bedroom unit for $5.4 million in 2022; it measures under 3,300 square feet.
In New York City during the same timeframe, buyers signed contracts for 29 homes with a collective asking price reaching $233.5 million; these properties spent an average of 736 days on the market.
