GL Homes acquires major land parcels for new development in Palm Beach County

GL Homes has expanded its presence in Palm Beach County with the purchase of 192 acres in Westlake for $80 million, according to public records. The acquisition amounts to approximately $417,000 per acre. The homebuilder also plans to buy another tract for $40 million next year, as reported by the South Florida Business Journal.

The seller was Minto Communities USA, which serves as Westlake’s master developer. With this latest deal, GL Homes now controls one of the largest undeveloped areas in the county amid ongoing residential and commercial expansion westward.

Misha Ezratti, president of GL Homes, said that housing, retail, and civic amenities are already established in Westlake. The company intends to merge the newly acquired land with a 120-acre parcel it previously purchased for $29.4 million in 2024. A subsequent land swap with Minto made the site contiguous, according to Ezratti.

Design planning for the new community is still underway. GL Homes has not released details about the types or prices of homes planned for the development.

Westlake covers about 3,800 acres and is approved for 4,500 homes and two million square feet of commercial space. Several builders are currently active in Westlake. Amenities include a water park, skate park, and sports courts.

This acquisition strengthens GL Homes’ footprint in northwest Palm Beach County. The company previously developed homes at Arden—located south of Westlake—and manages Indian Trails nearby on a 5,000-acre site entitled for nearly 4,000 homes.

Large-scale master-planned communities continue to drive development in this region. Notable projects include Minto’s Avenir community in Palm Beach Gardens—a 4,800-acre project featuring close to 4,000 homes along with a hotel, medical offices, retail spaces and a substantial nature preserve.

Other developers such as Minto and Lennar have also invested heavily locally but face infrastructure constraints and increasing attention from local governments seeking greater control over zoning decisions.
