Developers Bryan Cohen and Jonathan Cohen have received approval from the Hallandale Beach City Commission to move forward with Blue Park, an eight-story rental complex planned for Southeast Eighth Street and Ninth Street in Hallandale Beach. The commission unanimously approved the site plan and rezoning for one of four parcels involved in the project.
Construction on Blue Park is expected to begin in the second quarter of 2026, according to Bryan Cohen. The Cohens, through their company Blue Park LLC, assembled the 1.5-acre site last year by purchasing four parcels at a total cost of $5.4 million.
The development will consist of two eight-story apartment buildings joined by a parking garage topped with a swimming pool. Blue Park will offer 173 apartments including studios, one-bedroom and two-bedroom units, some with dens, lanai-style layouts, or townhouse configurations. Monthly rents for studios are set to start at $1,950.
Of the total units, 28 will be designated as rent-restricted affordable housing for tenants earning up to 140 percent of the area median income.
Adjacent developments include Seven Park, an eight-story condominium being developed by Kadima Developers just north of Blue Park at 218-220 Southeast Seventh Street. That project will feature 121 condo units with prices starting at $375,000 and retail space on the ground floor. Construction on Seven Park is scheduled to begin in October under sales management by Fortune Development Sales.
Bryan Cohen noted that Alejandro Chaberman has been retained as a consultant for Blue Park. Chaberman is also known as a co-founder of Grupo Eco, which developed Atlantic Village—a mixed-use property featuring restaurants, retail stores and office space near Big Easy Casino on Federal Highway between Northeast 6th Street and Atlantic Shores Boulevard.
