Lissette Calderon, the Rubell family, and Lion Development Group are collaborating on a new residential project in Miami’s Allapattah neighborhood. The partnership will begin with a 21-story building at 1000 Northwest 23rd Street that will include 330 rental units and 10,000 square feet of retail space on the ground floor. According to the developers’ announcement, construction is scheduled to start in the first quarter of 2027, with completion expected in the first half of 2029.
Future phases for the development are planned but have not yet been detailed. These will be announced next year. The project is intended to support Allapattah’s growth as an arts and culture district.
The Rubell family owns the one-acre site where this highrise will be built. The location is near the Rubell Museum at 1100 Northwest 23rd Street, which features a large art campus with numerous galleries housed in interconnected warehouses.
This collaboration brings together two established presences in Allapattah—Calderon and the Rubells—at a time when South Florida’s multifamily housing market has slowed due to an increase in new units over recent years and fewer new residents from out of state. This situation has led to slower leasing activity and more incentives offered by landlords.
Despite these challenges, developers believe that demand for apartments will improve by the time these projects are completed.
Lissette Calderon’s Neology Group is based in Coconut Grove. In recent years, Calderon has finished several apartment buildings in Allapattah: No. 17 Residences (192 units) was completed in 2021; The Julia Residences (323 units) and Fourteen Main Street Residences (237 units) were both finished this year.
Lion Development Group, led by Michael Simkins, has previously worked on other Miami projects such as the planned 38 West Eleventh Residences Miami condominium tower.
Allapattah has historically been known as a Dominican community centered around fruit packing but has recently attracted attention from both developers and gallery owners seeking to capitalize on its growing cultural profile.
“Construction of the building is expected to begin in the first quarter of 2027, and completion is expected in the first half of 2029,” according to the developers’ news release.
“The project is being developed in a nod toward Allapattah’s growth as an arts and culture district,” according to information provided by those involved.
