Boca Raton mansion leads luxury home contracts in Palm Beach County

A mansion listed for $23.3 million in Boca Raton’s Royal Palm Yacht & Country Club led luxury home contracts signed last week in Palm Beach County, according to a report from Douglas Elliman’s Eklund-Gomes team.

Between August 25 and August 31, buyers signed 10 contracts for homes asking $3 million or more, totaling $67 million in asking dollar volume. This figure is down slightly from the previous week, when 11 contracts were signed for a combined $64.7 million. The average time on the market for these homes was 265 days.

The Eklund-Gomes team tracks contracts for single-family homes and condos listed at $3 million or higher in the Beaches MLS. Last week saw 23 new listings and a total of 968 active listings across the county.

Of the properties under contract, eight were single-family homes and two were condos. Condos averaged an asking price of $6.8 million ($1,237 per square foot) and spent about 394 days on the market before going pending.

Single-family homes made up $53.4 million of the total asking volume with an average listing price of $6.7 million and spent an average of 136 days on the market.

The top property was a 9,200-square-foot mansion at 212 West Alexander Palm Drive in Boca Raton’s Royal Palm Yacht & Country Club neighborhood, which was listed at $23.3 million. Records show that a trust named after the address bought the site for $6.4 million in 2021 before building the home in 2023. The house features six bedrooms, eight bathrooms, one half-bathroom, and a pool.

“It hit the market for $25 million in 2022,” according to Zillow. Marcy Javor with Signature One Luxury Estates has the listing.

The second-highest contract was for unit 503/504 at 3000 South Ocean Boulevard in Palm Beach—a condo spanning about 7,100 square feet with five bedrooms and six bathrooms—listed at $10 million by Christian Angle Real Estate.

“Records show the seller is Perseverance Holdings Trust, which bought the condo for $5 million in 2018,” according to property records and listings documentation.

“It listed for $10 million in January,” according to Zillow.
