Baptist Health acquires Kendall medical office building as part of expansion

Baptist Health South Florida has acquired a medical office building in Kendall, continuing its strategy of expanding its real estate holdings. The Coral Gables-based health care provider, led by CEO Bo Boulenger, purchased the two-story property at 9090 Southwest 87th Court for $14.2 million. The building is located near Baptist Health’s main campus.

The deal involved Cresa Partners representing Baptist Health and Alfredo Riascos of Gridline Properties representing the seller, an entity managed by Yvette Almeida of Miami. According to Riascos, “Baptist Health paid $650 a square foot for the building, representing one of the highest sale prices per square foot in the Kendall office submarket.”

Property records show that Almeida’s entity bought the 1.2-acre site for $1.3 million in 1995. The original structure was built in 1962 with an addition completed in 1985, bringing total space to more than 21,000 square feet. Current tenants include ADC Ambulatory Diagnostics Center, CBC Breast Imaging Center, The Neurology Group and Integrated Comprehensive Urgent Care.

The press release notes that Almeida is the daughter of Jaime Pozo, who was recognized as a pioneer in medical office investments across South Florida before his death in 2022.

Baptist Health operates 12 hospitals and about 200 other medical care and office facilities throughout South Florida, making it the largest health care provider in the region according to information from its website.

Last month, Baptist Health acquired two properties designated for medical use for a combined total of $40 million. These acquisitions included paying $26 million for a ground lease on a three-story medical office building in Boynton Beach and purchasing a development site spanning over 26 acres in Sunrise for $14.2 million. Plans are underway to build Baptist Health Sunrise Hospital on this site—a seven-story hospital with approximately 100 beds and attached offices.

Additionally, Anchor Health Properties based out of Charlottesville is constructing a rehabilitation center with capacity for up to 92 beds in South Miami on behalf of Baptist Health. This four-story project also includes an adjacent parking garage with space for 180 vehicles and secured construction financing last year totaling $58.4 million.
