Aldo Stark finds buyer for Stone Creek Ranch mansion listed at $45M

Developer Aldo Stark has secured a buyer for his mansion in Stone Creek Ranch, which was listed at $45 million. This property was the highest-priced luxury contract signed in Palm Beach County last week.

Between September 15 and September 21, buyers signed contracts for 11 luxury properties in Palm Beach County, according to a report from Douglas Elliman’s Eklund-Gomes team. The total asking price of these homes reached $103.9 million, with an average of 72 days on the market. This is an increase from the previous week, when the total asking volume for 11 homes was $53.6 million.

The Eklund-Gomes team tracks contracts for single-family homes and condos listed at $3 million or more on the Beaches MLS. Last week, there were 37 new listings and a total of 1,017 active listings.

Of the properties that found buyers during this period, nine were single-family homes and two were condos. The pending condos have an average asking price of $8.8 million—about $1,499 per square foot—and averaged 31 days on the market.

Single-family homes made up $95.1 million of the pending dollar volume with an average market time of 114 days and an average asking price of $10.6 million.

The most expensive home to go under contract is Aldo Stark’s property at 9200 Rockybrook Way in Stone Creek Ranch. The mansion spans 17,800 square feet and includes seven bedrooms, ten bathrooms, two half-bathrooms, a theater, wine room, gym and sauna as well as a guest house, pool and cigar lounge. The estate sits on 2.7 acres within a gated community near Delray Beach in unincorporated Palm Beach County.

Stark purchased the estate in January for $26 million from the Cafaro family of Ohio; William M. Cafaro is recognized for his role in developing American shopping malls. The home was built in 2017 and listed by Senada Adžem with Douglas Elliman since March.

The second-highest priced contract last week involved a waterfront home at 13209 Rolling Green Road listed at $8.5 million. Located near North Palm Beach on a 1.2-acre lot with frontage along the Intracoastal Waterway, it features five bedrooms and five bathrooms plus amenities such as a pool and dock. Dr. Gregory Delange bought this property for $6.8 million in 2023; it had previously been listed for $12.5 million last year by Michael Ivancevic with Illustrated Properties.
